In last decade we have seen a sharp increase in redevelopment of old dilapidated building. The old dilapidated buildings prefer redevelopment over major repairs. The benefits of redevelopment over repairs are:

  • New building, which is maintenance free for about 10 years
  • Increased carpet area
  • Corpus fund to society
  • Other facilities

With the introduction of “Directive under Section 79(A) of Maharashtra Co-operative Societies Act 1960”, the government has made appointment of Project Management Consultant (PMC) mandatory for all the societies undergoing redevelopment. This step by the government has made sure that the interest of the societies is safeguarded through PMC.

We, at Struct Care Consulting Engineers Pvt. Ltd., have competent and complete team of structural engineers, architects, legal experts, site engineers, etc. in house. Our company is a one stop solution to every technical problems of the societies for either redevelopment through appointment of the builder or self-redevelopment.

The general scope of work includes:

After scrutiny of the documents available with society, we shall compile a feasibility report which generally consists of:

  • Details of plot.
  • Area calculations in terms of consumed FSI/balance FSI/additional FSI permissible in the same area & also T.D.R. area that can be loaded.
  • Additional Benefits (corpus fund or additional area or both) approximately which can be allotted as per the area calculation and current valuation of the same plot.
  • Provision of Amenities

A. Compilation of Tender Documents

As per the feasibility report and the amenities agreed by the members, we will draft the tender document, which shall consist of:

  • Contract documents
  • Specification for work/materials, etc.
  • Conditions of contract.
  • Format for offer from bidders.

B. Pre - Qualification of Developers

We shall verify above documents and report on:

  • Financial capacity of the developers.
  • Technical back ground of the developers.
  • Details of infrastructure of the developers
  • Details of previous jobs of same magnitude completed by the developers.
  • Details of work in hand with the developers.
  • No project under litigation.
  • Timely completion of projects with procurement of OC.

C. Scrutinization of Tender Document

Scrutinization of the tenders will be carried in terms of:

  • Maximum Corpus fund.
  • Maximum Additional area.
  • Additional facilities.
  • Extra Amenities.

A. Verification of architectural/structural drawing plans from BMC.

  • Verification and cross- checking of various general plans/elevations for approval by the society.
  • Cross-checking and verifying the architectural plans and elevation of buildings, etc. as per the BMC approved plans.
  • Cross-checking and verifying the various structural and R.C.C. design plan as approved by the BMC/MCGM.

B. Execution Stage

  • Fortnightly site meetings with society committee members by our engineers.
  • Quality control.
  • Meeting of architect/structural consultant every fortnight.
  • Cross-checking of various amenities as per specifications.
  • Periodic supervision.
  • Co-ordination with society by monthly meetings/submission of monthly progress report.
  • Proportionate consumption of materials as per specifications.
  • Periodic visit of our engineer and architect for overall progress review of the projects and cross-checking of the CPM & BAR chart, etc.

This will be achieved by following staff structure.

  • Full time qualified supervisor.
  • Regular visit of civil engineer.
  • Periodic visit of project engineer/Director.
  • Clerk of work for co-ordination between site activities and client.

C. Verifications

We shall verify and counter-certify the following:

  • IOD Certificate
  • CC certificate
  • Further CC certificate
  • Approval of plumbing lines
  • Approval of drainage/sewage lines
  • Building completion certificate
  • Occupancy certificate.
